LEGAL NOTICE
On Wednesday, February 10, 2010 at 7:00 p.m., the Lake
County Planning Board will hold a public meeting in the large conference
room of the Lake County Courthouse on the following items:
JOHNSON MINOR
SUBDIVISION
Marc W. Johnson has proposed a two lot minor subdivision
of a 4.443-acre parcel located approximately 2-miles SE of Ferndale at
12345 Halversen Drive. The proposed subdivision would result in two lots
of 1.95-acres and 2.49-acres. The property is currently developed with a
commercial shop used in association with a solid waste collection
business that is served by a shared well and individual sewer system, and
the additional proposed lot would be served by a new individual well and
individual sewer system. The lots are being proposed for unspecified
land uses. The property is located within a “2.5-acres per unit
Development Density Region” on the Lake County Density Map, and applicant
has previously been granted a variance to the Density Map and Regulations
to allow the division to proceed. The property is legally described as
Parcel “A” of COS 6215, located within Section 2 of T26N, R19W, Lake
County.
NORTHWEST MINOR SUBDIVISION
Joseph Felker, Barbara Felker, Robert A. Morton, Richard
L. Spanenberg, and Laurie K. Cook have proposed a three lot minor
subdivision of a 28.68-acre undeveloped parcel located ±327-feet west of
Crane Mountain Road, approximately one mile south of Ferndale. The
proposed subdivision would result in three single-family residential lots
ranging in size from 4.0-acres to 13.38-acres. The lots would be served
by individual wells and sewer systems. The property is located within a
“2.5-acres per unit Development Density Region” on the Lake County
Density Map, and is legally described as Tract B of COS 6691, located
within Section 9 of T26N, R19W, Lake County.
HIDDEN CANYON LOOKOUT MAJOR SUBDIVISION

Robert M. Bonner, representing Hidden
Canyon, LLC, has proposed a major
subdivision located along the west side of US Hwy 93 approximately
2-miles NE of Rollins near mile marker 91, across the highway from the
Table Bay Road and Wildwood Trail turn-off. The subject property totals
±98.03-acres in size and is legally described as Table Bays Block “A” and
Tracts 1 – 3 of COS 6575, located in Section 16 of T25N, R20W. The
property is also shown on COS 6779. The property is located in the Upper
West Shore Zoning District, Sub-District C – Upper Highway side.
The subdivision proposal would create 9 single-family residential
lots of 3.20-acres to 4.49-acres in size and open areas totaling
±54.6-acres. The residential lots would utilize individual wells and
sewer systems.
The application materials for the proposals may be viewed
at Lake County Planning Dept, Room 315 of the Lake County Courthouse. The
Lake County Planning Board encourages the public to attend this meeting
and voice comments they may have on the proposals. The Planning Dept will
accept written comment to be included in the Planning Board information
packets. Public comment regarding water and/or sewer proposals must be
submitted in writing to the Lake County Planning Dept. This comment must
be received prior to 5:00pm on February 1, 2010. Written comments
received after that time will be synopsized and read aloud at the

County Board of Adjustment will hold a public hearing in the large
conference room of the Lake County Courthouse on the following item:
CONRAD LAKE PROPERTY, LLC
VARIANCES AND CONDITIONAL USE REQUESTS
Paul Conrad, representing Conrad Lake Property, LLC, has
requested variances and conditional uses related to his proposal to
construct a single-family residence and detached garage on a 0.55-acre
Flathead Lake front property located in the Upper West Shore Zoning
District – Sub-District A, Upper Lakeside. This project was legally
noticed in the Dec 24, 2009 edition of the Lake County Leader, but the
item was postponed from the Jan 13, 2010 Board of Adjustment meeting and
rescheduled for Feb 10. The applicant’s requests are related to the
proposal for structures to be located on slopes exceeding 25%, the
disturbance of slopes greater than 25%, the regulations’ definition of
buildable area, and impervious surface coverage of the property. The
subject property is located along Goose Bay Lane, and is legally
described as Lot 19 of Subdivision Linderman Estate Addition One, located
in Section 9 of T25N, R20W.
The complete
application and plans may be viewed at the Lake County Planning Dept,
Room 315, of the Lake County Courthouse. The Board of Adjustment
encourages the public to attend this meeting and voice comments they may
